Specializing in commercial real estate, in recent years he has respectfully closed, maintained, and pursued multi-million dollar transactions for his clients. Coming from a commercial real estate background, Atienza’s father instilled the power of passive income at the age of eight years old. In the past, Atienza held the title as Director of Business Development where he educated, mentored, and trained associates on the principles of client relationships, strategic management, and the value of being expeditious for client respect.

Atienza was born and raised in Portland, Maine. He is a Cheverus High School graduate, holds an A.S. and a B.S. degree in Legal Studies with Champlain College, and successfully completed his first year of law school with the Massachusetts School of Law. Patrick Venne, ESQ

Patrick is a zealous real estate attorney with an eye for detail.

He has a professional background in urban planning, municipal law and executive administration, and previously managed 90 full and part-time employees as the chief executive of a mid-sized town in Greater Boston—a role during which he was a member of the International City and County Managers Association (ICMA), reported directly to the governing board, and was responsible for all municipal departments and their multi-million dollar annual operating budgets.

Prior to that role, Patrick served as the same town’s director of planning and in-house town attorney, where he oversaw three separate departments and successfully navigated several contentious land use disputes.

He presently focuses on national commercial real estate acquisitions, due diligence, financing, permitting, leasing, development, dispositions and related matters across a variety of asset classes.

Patrick has handled administrative appeals and other matters at the municipal level as well as legal disputes within state and federal court systems, and has successfully settled numerous landlord/tenant, commercial lease and other real estate disputes for a variety of clients from individuals to developers and major business owners over the last decade.

Patrick has worked directly on a host of large, complex projects from downtown plans and public private partnerships to brownfield redevelopments, grant funded rail transit studies, major multi-family apartments and urban condominiums.

He has also presented and written professionally about a number of real estate topics to diverse audiences including as a magazine articles author and a panel expert for trade organizations as well as a regional chapter of the American Planning Association.

As an undergraduate, Patrick was a merit scholar in economics, enrolled in the departmental honors program, and graduated in the top 5% of his class prior to several semesters on the dean’s list in law school and obtaining the highest overall grade in advanced land use law while concurrently completing a graduate degree in planning & development.

He has subsequently continued his professional education by completion of the Form Based Codes Institute, receipt of state certifications in code enforcement and land use, obtaining a graduate certificate in commercial real estate through Boston University, and enrolling in courses on advanced real estate finance through NAIOP.
